Scion Staffing, Inc. (www.scionstaffing.com), a full service national staffing firm has been engaged to conduct a search for a Property Manager (Commercial) for our client, a prestigious
real estate
investment company in San Francisco, CA. This role is direct-hire.

Overview:
This firm manages office, multi-family dwelling, retail, industrial, and public properties. This position will focus on a well-known commercial property in the heart of the San Francisco financial district.

This is an excellent opportunity for someone with experience in smaller properties to take the next step, or for an individual with a strong business acumen to develop their skills in operations, management, finance, budgeting, and other areas.

Responsibilities:
Reporting directly to the firm?s senior management team, the Property Manager will provide day-to-day management of a 300K square foot building in the busy financial district. (S)he will assist as needed with other assets of the firm. Actual responsibilities will include:

Operations
- Manage building staff of 3.
- In accordance with contractual agreements and building practices, manage current vendors including janitorial, security, and machinery maintenance.
- Manage tenant improvement construction manager as well as related Project Managers, Superintendents, and other TI staff as needed
- With assistance of building staff actively seek out, identify, review, propose and execute building projects which enhance the building in terms of aesthetics, efficiency and/or profitability.

Financial & Accounting
- Prepare in a timely manner annual operating budget for the building by reviewing monthly financial statements and YARDI data to remain abreast of performance versus budget.
- Prepare written budget variance reports quarterly and as requested. - Review and approve vendor invoices in a timely manner.
- Work with the firm?s Controller to ensure compliance with loan covenants for the property.
- Calculate and prepare in a timely manner annual escalation package for building tenants.
- Review and approve monthly charges to tenants for inclusion in monthly statement.
Leasing
- Accompany brokers on tours and provide assessments of prospective tenants to senior management.
- Participate in space planning meetings with tenants.
- Assist COO in negotiation of office and retail leases, including amending lease language as needed.
- Prepare lease abstracts.

Tenant Relations
- Make regular contact with building tenants to assure that their needs are being met.
- Establish and maintain renewal program for building tenants. We attempt to perform all renewals without broker assistance.

Qualifications:
We seek a well-disciplined individual to manage multiple assignments efficiently under pressure while meeting deadlines. The selected candidate will also demonstrate strong business acumen with a passion for quantitative tasks alongside people interaction and customer service. A balance of patience, care, eye for aesthetics, and knowledge of for-profit business strategies is key to success.
Education
- Preferably five years or more experience in commercial property management.
- Bachelor's degree in business, economics or a related field from four-year college or university preferred AND/OR an RPA or equivalent real estate related certification.
Language Skills
- Ability to prepare, analyze, and interpret legal documents (i.e., lease agreements, loan agreements, vendor contracts).
- Ability to prepare reports and business correspondence.
- Ability to effectively present information and effectively respond to questions both in writing and verbally is mandatory.

Mathematical Skills
- Strong financial abilities in addition to organizational skills.
- Ability to understand, work with, and evaluate property manager generated accounting reports and budgets.
- Proficiency with YARDI accounting software strongly preferred, other accounting software experience may be considered.
- Proficiency in Microsoft Office suite, with advanced proficiency in Excel.
- Familiarity with, and experience in preparing present value analyses.
- Understanding of and experience preparing operating expense and property tax reconciliations (escalations) strongly desired.

Reasoning Ability
- Ability to define problems, collect data, establish facts, and draw valid conclusions.
- Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
- Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

COMPENSATION:
$65K-$75K, dependent upon relevant experience. Please be prepared to discuss your skills, compensation history, and expectations to ensure a strong match for yourself and the company.
