Faces the street but it's a few steps up, so it's remarkably quiet. It's also the first room from the front door. Come and go unnoticed. Most say there's a feeling of being in one's own apartment. 2. Furnished. Rugs, couch. wardrobe, standard-sized bed, chairs, art. All can be swapped in or out with some other of the many pieces we've stashed in the garage as requested. 3. Shared kitchen. Vegetarian/pescatarian preferred. 4. Shared living/dining room. We enjoy spontaneous socializing but have mostly separate lives. 5. Tranquil, overgrown backyard. We never hear dogs, and rarely hear music or neighbors inside or out. 6. Bohemian/SF Rock/Psychedelic/Buddhist/Outsider Art decor. Your contributions welcome, but not necessary! Always a work in progress. 6. Although there's just a single bath, it's actually 2 rooms-a bath/sink in one and a toilet in the other, so there are rarely traffic jams! 7. We observe quiet hours from around 10:00 PM to 7:30 AM every day. Although it's EXTREMELY quiet virtually all the time. The upstairs neighbor is friendly and noise-conscious. Minimal neighborhood noise. Rarely, there's a subdued weekend outside party next door. Looking for: Financially stable, emotionally intelligent and well-adjusted, with good refs and credit. Sorry, no pets or children. No smoking, vaping, candles or fire in the house. Currently, we are a clean and sober household, although we respect your choices so long as they don't infringe on the serenity of the household. No alcohol in common space. Overnight visitors are discouraged and should be cleared with Master Tenant before arrival. Occasional visiting family are welcome! Lease period is negotiable, although 1 year is preferred. First month's rent and $1,000. security deposit on a signing. $100. cleaning deposit. Shared utilities/wi-fi $80/month, based on historical cost, payable at the end of each month (Guaranteed for 1 year) . 30 days' notice is requested. $30 non-refundable application fee.
